Contracts Manager
Job Description
Job Remit: Manage construction teams to provide a quality product efficiently, safely andprofessionally; within set budgets and agreed timescales, ensuring the highest levels of client
satisfaction.
Responsible for: Project Manager, QA Manager, Site Manager, Site personnel
Key Responsibilities:
1. Management of Department
Responsible for the effectively managing the Construction function to ensure best practices
are followed, costs are controlled, the Department maximises revenue generation.
2. Project Planning
In conjunction with the Managing Director, agree direction of build and locations for
compounds and storage.
Identify critical path issues and put into plans into place to meet key dates.
Identify in schedule of information required to meet the build programme and circulate as
necessary.
3. Build Programme
In conjunction with the Managing Director, produce build programmes, monitor and review
in conjunction with Project Manager and Site Managers to ensure adherence to
programmes.
Liaise with Quantity Surveyor and Project Manager on the appointment of suitable sub-
contractors and suppliers to ensure adequate resources and expertise to achieve required
quality within the timescales.
4. Build Quality
In conjunction with QA Manager monitor and inspect projects regularly to ensure that all
quality control procedures are being adhered to and the highest standards of build are being
achieved.
Visit each site at least once a month.
5. Build Costs
Liaise with the Quantity Surveyor to ensure the project costs are being controlled within
budget and take necessary action to rectify variances.
Review all extra over costs and variation orders with Quantity Surveyor and ensure that
programmes are updated in accordance and quality is achieved.
6. Staff
Ensure the right quantity and calibre of staff are recruited; and in accordance with company
policy and procedures.
Lead, motivate, communicate with, develop, appraise and performance manage staff to
ensure they are fully motivated to achieve best performance to meet the company needs.
Ensure the Department runs in accordance with company policy and procedures.
Ensure that poor performance is not tolerated and is remedied via support, training or
disciplinary action as appropriate.
Recognise and encourage excellent performance.
7. Health & Safety
Comply with responsibilities as laid down in the company’s Health, Safety & Environmental
policies in order to ensure a safe working environment for employed, sub-contractors and
members of the public.
Review specific training needs with the Project Manager and ensure appropriate training
throughout the team.
8. Client Satisfaction
Monitor and continually review the quality being produced to ensure that all stages of the
construction that the highest standards are being achieved.
In liaison with Managing Director, review services to clients, both pre and post completion.
9. Meetings
Attend monthly management meeting and inform the management team of site issues and
progress.
Monthly Director meeting to inform of current issues and be involved in discussing and
influencing all aspects of the business.
10. Bid Management
In conjunction with the Business Development Manager and Quantity Surveyor to ensure
the bid is compliant, working towards a pre-contract meeting.
Foster working relationships with existing and prospective clients. Seek to identify and
develop opportunities within your region
